Scope of Home Inspection
Vital Inspections offers professional, visual home inspections of residential properties throughout Toronto and the Greater Toronto Area (GTA). Our home inspections are non-invasive and limited to visible and accessible components at the time of the inspection. We do not conduct destructive testing, disassembly, or specialized testing beyond the standard visual evaluation performed by our certified home inspectors.

Non-Comprehensive Nature of Inspection
Please understand that a home inspection is a visual assessment and does not constitute a warranty, guarantee, or insurance policy. It is not a comprehensive or exhaustive technical examination of the property or its systems. Certain defects or issues may remain hidden due to inaccessibility during the inspection and could go undetected.

Limitations
To enhance the quality of our visual home inspections, Vital Inspections uses advanced tools such as moisture meters, infrared cameras, and other technology. However, inspections do not cover conditions that require specialized equipment or expertise unless explicitly agreed upon in writing. We strongly recommend further evaluation by licensed professionals when needed to ensure your safety and peace of mind.

Inspection Report
After the inspection, clients receive a detailed written home inspection report complete with high-quality photographs documenting visible findings, defects, and maintenance recommendations. This report is designed to help clients make informed decisions but does not guarantee the condition of the property.

Client Responsibility
Clients are encouraged to be present during the home inspection to ask questions and gain a clear understanding of the property’s condition. The inspection report should be used as a reference guide and is not a replacement for regular maintenance or professional advice.
